We account for this in material recommendations: highly porous floor surfaces (natural stone, unglazed terracotta) are very difficult to keep clean in Bangalore homes. Vitrified tiles with a double-charge or polished surface at the entry and living area, and a slightly textured tile in wet areas, gives the best balance of appearance and practicability. Should I choose vitrified tile or laminate flooring for my Bangalore home?

Vitrified tiles are the most practical choice for most Bangalore homes: they are waterproof, highly durable, easy to clean, and perform perfectly across monsoon and dry seasons. Laminate flooring offers a warmer wood-look finish that is more comfortable underfoot in bedrooms, but it is moisture-sensitive — avoid it in rooms with any risk of water contact (near balcony doors, kitchen, bathrooms). Vinyl (LVT) is a newer option that gives the wood-look warmth of laminate with near-tile waterproofing — an excellent bedroom option for Bangalore flats.

My existing tiles are in reasonable condition — can I lay new flooring on top?

Overlaying new tiles on existing tiles is possible if the existing tiles are firmly bonded (no hollow spots), the ceiling height permits a 12–15mm height gain, and door clearances allow for it. We test each tile by tapping before recommending an overlay — hollow tiles must be removed to prevent failure of the new layer. Laminate or vinyl can be installed over existing tiles more easily, as they are thinner and require only a flat (not bonded) subfloor.

Vitrified tile flooring (mid-range brand, standard 2×2 ft tiles) for a 2BHK (approximately 700–800 sq ft) costs ₹55,000–₹90,000 for materials and labour. Premium large-format tiles (2×4 ft, 800×1600mm) cost significantly more per sq ft but give a more seamless appearance. Laminate or vinyl flooring in the same area costs ₹45,000–₹75,000 depending on quality grade.

How do I prevent my tile floors from looking dirty all the time?

The most common reason Bangalore floors always look dirty despite mopping is the choice of a very light (near-white) or very dark tile colour — both show dust and footprints acutely. Medium-tone tiles in beige, light grey, or warm stone tones hide dust best. Also, the type of surface finish matters: polished vitrified tiles show every speck; a matte or satin finish hides daily dust significantly better in high-traffic areas.
