Three differences: (1) The pre-project assessment phase takes longer and reveals more site-specific conditions; (2) Every trade receives a substrate-specific specification document (which wall is hollow block, which is brick, which is RCC) so they apply the correct fixing method without guessing; (3) Material delivery is via staircase access rather than goods lift, which affects module size limits and delivery scheduling.

We build a 10% contingency into all Hulimavu builder floor turnkey projects. This covers the most common discoveries: a section of subfloor requiring self-levelling compound that the builder's topping covered, a hollow wall section that needs additional anchor work, or old conduit that must be rerouted. The contingency is itemised separately — if it is not used, it is returned.

Our standard turnkey scope covers: space planning and 3D design, all carpentry (kitchen, wardrobes, TV unit, study, utility), false ceiling with electrical coordination, painting (all rooms), flooring (if required), civil work for any structural changes or tile replacement, lighting procurement and installation, and final furnishing coordination if requested. We manage every vendor and trade — you deal only with us.

We provide a written project schedule with milestones at contract signing. The schedule accounts for realistic lead times for material fabrication and delivery in Bangalore — we do not give optimistic dates. If a delay is caused by factors within our control (vendor scheduling, material delivery), we absorb the cost of any remediation. If a delay is caused by factors outside our control (client change orders, builder delays in site access), we document and communicate transparently.
