Asbestos ceiling sheets (common in pre-2000 BDA construction in service areas and kitchens) must not be disturbed without professional certified removal. We flag any suspected asbestos material during the site survey, advise on professional asbestos testing (a sample sent to a certified lab), and do not proceed with ceiling work until the material is either confirmed as non-asbestos or professionally removed by a licensed contractor.

Only if it is designed as a flat dropped slab. A well-designed false ceiling uses peripheral coves (which appear to float the ceiling rather than lower it), central frames with a step-up (which create an illusion of the ceiling being higher at the centre), or perimeter bulkheads that guide the eye upward. In rooms under 9 feet, we typically avoid dropping the full ceiling by more than 4–6 inches — enough to conceal the electrical wiring but not enough to feel cramped.

Gypsum board ceilings are faster to install, have cleaner joints, and are more resistant to cracking over time — they are our standard recommendation. POP (Plaster of Paris) ceilings are typically used for decorative cornices, custom shapes, or traditional designs — they allow more sculptural freedom but require skilled plasterers and crack more easily with building settlement. For Bangalore apartments with standard 9-foot heights and modern interiors, gypsum is almost always the right choice.
